Introduction
MDC2 Park Gliwice, developed by MDC2 on behalf of Invesco EMEA Real Estate, is a state-of-the-art logistics and warehouse complex in Poland. Comprising three buildings totaling over 57,000 square meters, the park integrates innovative solutions aimed at achieving the highest BREEAM New Construction certification rating—Outstanding. To ensure efficient facility and maintenance management, the property owners and Cushman & Wakefield, the property management company, implemented the SINGU platform.
Overview
MDC2 Park Gliwice is strategically located at the junction of the A4 and A1 motorways in Gliwice, Upper Silesia, providing excellent connectivity for logistics operations. The project was commissioned in the fourth quarter of 2023 and has attracted tenants such as Rohlig SUUS, a leading logistics operator in Poland, and AFL, a global leader in information technology.
To ensure efficient facility and maintenance management, the property owners and Cushman & Wakefield, the property management company, turned to an innovative, proven solution - SINGU.
Pre-implementation challenges
Before adopting SINGU, the management of MDC2 Park Gliwice faced several challenges:
- Manual Processes: Facility and maintenance management relied heavily on manual processes, leading to inefficiencies and increased potential for errors.
- Data Monitoring: There was a lack of real-time monitoring and analysis of building performance data, hindering the ability to optimize technical performance and utility efficiency.
- Tenant Service Quality: Tracking tenant-reported incidents and monitoring tenant satisfaction levels were challenging, affecting the quality of services provided to tenants.
Implemented Solutions
To address these challenges, MDC2 Park Gliwice implemented the SINGU platform, utilizing the following modules:
- Helpdesk: Provided a centralized system for tracking tenant-reported incidents, verifying technical team performance, and monitoring tenant satisfaction levels.
- Preventive Maintenance: Enabled automation of maintenance workflows, reducing manual intervention and ensuring proactive facility management.
- Equipment Management: Allowed real-time tracking and maintenance of critical infrastructure, ensuring operational efficiency and reducing downtime.
- ESG (Meters and Vehicle Access): Facilitated real-time monitoring of energy and water consumption, as well as controlled vehicle access for enhanced security and sustainability.
SINGU is a transformative platform that has revolutionized operations at MDC2 Park Gliwice. Our cutting-edge platform has enhanced maintenance workflows, delivering valuable benefits for tenants, asset and property managers, and facility management teams alike.
“SINGU has significantly streamlined our processes. By monitoring and analyzing data, we’ve been able to optimize our buildings, improving both technical performance and utility efficiency. Just as crucially, SINGU has elevated the quality of services we provide to tenants. We track all incidents they report, verify the technical team’s performance, and monitor tenant satisfaction levels.”
